BIM Coordinator

For a BIM Coordinator, the role shifts from doing to enabling and overseeing. You’re the bridge between model authors and the rest of the project team. These are the 6 most critical tasks that actually move the needle on project success:


1. Model Coordination & Clash Management

  • Run regular clash detection (Navisworks, Solibri, BIMcollab).
  • Coordinate issue resolution between disciplines and track status.
  • Maintain federated models and coordinate spatial relationships.

📌 Why it matters: Detecting and resolving issues early prevents construction errors and delays. This is where BIM coordination adds real value.


2. BIM Execution Plan (BEP) Compliance

  • Ensure teams follow the BEP and project-specific modelling standards (naming, LOD, file structure, etc.).
  • Audit models for parameter consistency, correct phasing, workset use, and data validity.

📌 Why it matters: A great BEP is useless if not enforced. You're the gatekeeper for data quality and model integrity.


3. Model Quality Control & Auditing

  • Regularly run model checks: missing data, wrong categories, nested families, performance killers.
  • Use tools like Revit Model Checker, Solibri, DAQS, or custom scripts (e.g. Dynamo, pyRevit).

📌 Why it matters: Bad data = bad decisions. You're there to stop it from spreading.


4. Model Setup & File Management

  • Oversee model linking, coordinate system alignment, file naming, and folder structure (CDE management if applicable).
  • Manage model splitting, purging, and file sizes to keep performance acceptable.

📌 Why it matters: Chaos in file structure leads to version errors, delays, and pissed-off stakeholders.


5. Communication & Technical Support

  • Facilitate coordination meetings, share clash reports, and keep communication lines open.
  • Support model authors with technical issues, questions, and guidance (often in Revit, IFC, etc.).

📌 Why it matters: You're the translator between technical modelers, engineers, and project managers. If you're not clear, others get confused.


6. Information Exchange & Deliverable Management

  • Prepare and check IFC exports, COBie data, DWGs, model packages—per EIR/BEP/ILS.
  • Manage data drops, validate exchange formats, and ensure models are "contract ready".

📌 Why it matters: This is the deliverable. If the exported model is wrong, the entire digital handover is compromised.

  • Build Dynamo scripts, custom audits, or automation routines that reduce repetitive tasks and improve model reliability.
